Really great location, surprisingly quiet, easy walk (even for someone with disabilities) to beach, easy walk to Central areas, plenty of great places to eat in walking distance (recommend Kooshk or Metrodeco for breakfast). Fab service, lovely clean room with great amenities. Would stay at again! We have bikes with us, and the ground floor room is super spacious and accommodating for safe storage. Staff very friendly and responsive.

I've stayed in several places in Brighton, and this is one of my favourites. Jeremy was so welcoming, and checked in with my daily if I needed anything. The complementary box not only contained tea, milk and coffee, but hot chocolate, squash and decent sized biscuits, along with water bottles in fridge. I loved having a proper mug in my room too. The house was in a good location, just off the sea front, and despite it being fully booked I didn't hear any noise from the other guests. I highly recommend, and will definitely return. Thank you for a comfortable stay.

Good accommodation with great snack boxes and generous tea/coffee but tiny bathroom (shower, loo and handbasin crammed in a tiny space) means it can only score 4. Never saw any staff so didn't rate service, but they did organise parking permit. Location is good five to ten minutes from centre. Feel I'm rating it lower than it deserves.

We are a stone grow away from the Brighton pier and the beach is so close To the hotel, we booked in to the hotel and we had a message from the owner a couple of days before we were supposed to book in saying that they have upgraded a room for free. We are in such a lovely cosy room. We have a big TV that has great sound and picture on it, lots of room to move around and we were surprised that we have a refrigerator in the room, no hotels have that so we were shocked that we had a refrigerator. We have gone away on our honeymoon and this has just been the best experience we have ever had. I will be staying here again 100% next year in the summer. If I was you, if you want somewhere to stay, that’s cheap cosy and so close to the beach. I would recommend staying here the owner is amazing and helpful I cannot express how lovely the housekeeping is. He was so lovely every time that we passed him he would be smiling and greeting us in the morning. You cannot hear any foot traffic at all through the building. I love the fact that the bathroom is ensuite and we have a shower we have shampoo and conditioner with soap already supplied. I could not believe the little complimentary refreshment on the side as we walked into the room. We have stayed here for one week and we have loved it. It’s been the best break away from London that we could have asked for the bed is the most comfiest bed we’ve ever slept on. I don’t think my husband has slept in a better bed than this. He has had the best night sleep here it is so lovely. The room is so clean and the decor is so cute. I love the fact that there are little touches in the room with the lamps and the mirrors and the mirror the lights up in the bathroom and the wardrobe. I cannot wait to come back to the Brighton surf hotel in the summer again. we had a laugh because a little seagull came to say hello to us at the window. Thank you so much for such an amazing experience. We have had the best experience ever. Thank you

From the very beginning, Jeremy, the owner, was extremely helpful and accommodating, and an absolute delight to deal with. I have booked directly with him and it was the best decision I could make. He gave me very detailed and easy to follow instructions regarding the self check-in, and made sure I was comfortable with everything prior to arrival. Upon arrival (which was a little earlier than check-in time) we have been welcomed extremely warmly by two ladies getting the room ready, and were allowed to store the bags and issued the parking permit for the day. The room itself was stunning! Very spacious and spotless clean! The welcome package of snacks and drinks was more than generous and we couldn't have asked for better conditions. At the very end, just to make it even more wonderful, Jeremy offered a late check-out without me requesting it. It was an incredibly sweet touch. We will definitely be staying again. Thank you, Jeremy and the lovely Ladies! We loved it! Guest House and B&B owners should take you as the example of how to do what you do.

Great location, next to the beach and a few minutes away from St James Street. Single room was a bit on a tight side with also a cramped shower but was clean, well equipped and good a decent night's sleep. The room on the top floor could get quite toasty, but opening the window for a breeze solved that, didn't need to use the fan and it would be a big advantage in the winter. Self check in system was easy and Jeremy was very helpful. Hand soap smelled fantastic!

I had a nice stay here. The location is brilliant being in Kemptown and so close to everything. The self check in process was smooth with no issues at all. I stayed in room 2 which is an excellent sized room. The hotel has to be the most generous I've stayed at in terms of in room refreshment supplies, there was ample goodies including several bottles of water, plus I was offered a top up of everything whilst staying. I had a question regarding check out and not only was Jeremy the manager/owner (not sure) quick to come back to me but offered me a late check out for free. I would certainly stay here again.
